So Many Rules… So Little Time

You can’t be all things to all people. So, when it comes to sales and marketing, the key to success is incorporating some basic rules within a concise strategy that clearly identifies your target market and what your objectives are for reach and conversion versus using a shotgun approach and hoping for the best. Here are a few of the rules that sales and marketing professionals have often relied on. 

First, there’s the 50/30/20 Rule—a framework to guide content strategy. It suggests 50% of your posts should be value-driven, 30% branded, and 20% promotional. You have to post regularly on social media and share updates, visuals, and promotions to generate enough interest and impressions to move the needle.

Second is the Rule of One. Engage one audience, deliver one message, and craft one call-to-action. It suggests that marketers often cast too wide a net versus truly carving out and focusing on their target market. If you want your message to resonate, “narrowcast” instead (spread an advertising message to a select demographic).

Next, there’s the 90-9-1 Rule. This approach describes user participation dynamics in online communities and social media. It suggests that 90% of users read, watch and consume content without contributing, 9% will interact by liking, commenting, or sharing, and the remaining 1% generate most of the original content through posts, videos, etc. The takeaway is to focus on engaging the 9% and providing value to the 90%.

Then there’s the Compounding 1% Rule. This strategy, popularized by James Clear’s “Atomic Habits,” applies to business growth and marketing. Make tiny, daily improvements (1%) in areas like email clarity, sales messages, or website UX, and these small wins compound into massive advantages over time, making you 37 times better in a year.

And now, a shiny, new hypersonic vehicle that is transforming traditional sales and marketing strategies like no other, has made its big debut. AI. In a nutshell: prepare for launch! 

Marketing in the Age of AI

So how are homebuilders incorporating AI to shift into a high-growth mode like no other, amp up differentiation, and re-tool everything they knew yesterday to market and sell competitively today?

These are some reported AI adoption trends homebuilders are using that are driving higher sales and marketing efficiency, enabling smaller teams to manage larger pipelines effectively.

  • Predictive AI to analyze past customer behaviors and forecast which prospects are most likely to convert, then optimizing digital ad spend on platforms like Facebook and Google to target high-intent buyers.
  • Conversational AI to engage, nurture, and qualify leads 24/7, with AI chatbots and SMS tools handling immediate, personalized follow-ups to increase conversion rates.
  • Visualization tools to allow buyers to see options, select lots, and configure home features online in real-time to improve the buyer experience and speed up sales cycles.
  • GenAI to create property descriptions, social media posts, and localized content, and to adapt to AI-driven search trends (like ChatGPT and Google’s Gemini) that impact how buyers discover homes.
  • Analytics tools to analyze neighborhood trends, identify off-market leads, and determine optimal pricing for new developments.
  • While not purely AI-generated, other AI tools are assisting in editing and distributing short-form, authentic video content (job site updates, raw footage) which is proving more effective than polished, overly-produced content. 

AI has also joined the party with a rule of their own. Here’s why the 30% AI Rule is important:

  • Balance Efficiency & Humanity: Combines AI’s speed with essential human insight, creativity, and ethics. 
  • Prevent Over-Automation: Ensures humans remain central to decision-making and learning. 
  • Foster Workforce Adaptation: Help structure roles to use AI for augmentation, preserving jobs by aligning human skills with technology. 

The Net–Net: while sales and marketing with AI has changed how we market and sell today, the human element of the process must always remain paramount for tomorrow.

Battle of the Builders – Squid Game Challenge
